need home equity loan but i have a bankruptcy chapter 7 two years ago. Great job, great credit for post bankruptcy; can I get one.

Absolutely. Not to take away from other comments or answers, but I am old school, so find a reputable mortgage professional in your local area to work on the refinance with you. Ask friends and colleagues who may have refinanced in the last year or so for a personal recommendation. Once you have a couple recommendations, meet with them to discuss available options. Remember, they make their money be providing great client service, not just a loan.

More info needed, Specifically, what's the property value, the current balance, and how much equity are you trying to pull out.. but in general.. if you have a 2 year old BK7, you have daunting task ahead of you.. There's only 1 conforming loan product which allows you to do a first position, cash out mortgage.. it's VA, but you must have VA benefits available to you to qualify. All other cash out refi's require a minimum of 3 or more years post BK, but a 2nd position loan is even more risky for lenders.. so expect even more scrutiny regarding your derogatory credit past. Certainly, no big financial institution will give you a HELOC 2 years post BK.. the only lender that I've ever seen do this is a small community bank or local credit union which you have a longstanding relationship with.. Then there's the Hard Money route. Typically, they will not lend higher than 70% loan to value.. so depending on how much equity you have will determine what the lender will allow, but this will be a very costly option.. expect high interest rates and high fees.. I'm not sure what these other loan's officers have been smoking, but a 2nd position loan with a 2 year old BK7.. Hummm.. Don't believe it.. you would be setting yourself up for disappointment..
