I am in need of a conventional loan ASAP that allows a co-signer. My husband has been a 1099 for 2 years and I am a W-2 but we currently have a FHA loan and need to be approved for another loan.....no one is able to help? Any ideas?

It really depends on the Loan to Value and if we are able to get you out of the FHA loan. Once you fall below 80% loan to value you can drop the FHA. You can have a co-signer. There are still factors to consider. Like the FICO scores and income. I would be more than happy to go over your options. I need to know your story a little further. You can email me. When you say you are getting another loan, do you mean for a different property? IF so, then you would have to get a Conventional loan on the new property unles you refinanced out of the FHA loan on your current residence. If you are not talking about a new property loan, then you could streamline refinance the FHA loan without an appraisal or income verification and wouldn't have to worry about this at all.
