My reverse mortgage was almost complete. The appraisal was done and I knew how much I would

get on my loan. Then the lender (and I to my surprise) found out the house had been zoned commercial. This house is 57 years old, on a private drive, and has the same surroundings as when it was first built. It has never been a business. Your credit score does not matter much in a reverse mortgage transaction.It's too bad the title co didn't discover this issue earlier in the process.It's possible the appraiser uncovered it while the appraisal was being done.Check with your board of zoning to see what the process is to get it changed to residential.FHA appraisals are good for 6 months so you have some time.

I am a licensed Sr Reverse Loan Officer and resident here in Birmingham with First Choice Bank. My NMLS # is 113264. I agree with the previous advise you were given. I need you to forward me the titlework and the appraisal that was done through the AMC. You have paid for it and therefore are entitled to a copy of it. I do not understand how that you were unaware of the commercial zoning. Normally that requires certified mail. Be that as it may it may require you going back to zoning board in Talladega and getting you house reclassified residential. You cannot do a reverse mortgage on a commercial property.
