Since the Reverse Mortgage home loan program is a government backed FHA program, the short answer is no. A survey could be done to separate the land, so just the land around the home is on one parcel. A local survey company in your area would be a good place to start, because sometimes there is a cost involved.
Unfortunately, no.. the property must be zoned residential.. but as Sara suggested, you could always separate the parcel the home sits from the rest of the property, and ask to have it rezoned residential.. If the county allows for it.. then you would be ok. if not,,, then you wont be able to do a RM on that home.. I'm a preferred Lender with California and Arizona being my primary markets.
