is there any lender that will give me a refi/debt consol with a $2600 charged off credit card?

My mortgage history is good, other credit is paid. I have a first mortgage and home equity loan that I would like to refi and cash out to pay off the $2600 charge off and other balances. I have equity in my home to be able to do this. I have been turned down by some banks already. I can pay the mortgage with no problem. by donnaf_744_756 from Kittanning, Pennsylvania. Some lenders will have a problem with this, others will not.. Typically, your local bank has greater restrictions than say a mortgage broker, who works with numerous lenders with a multitude of different lending programs, rather than just one or two.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. How long ago was the charge off? If it is not recent I don't see why the bank would use that to deny you. I think you should talk with a Lender 411 mortgage professional. Let them have a look at your credit report and see if this is the issue or if there might be something else. There are so many factors associated with getting a home loan. I wish you the best of luck.

Loan to value needs to be considered here. If your credit score is at least a 620 this should be doable. With no lates on your mortgage in the past 12 months and no bankruptcy or foreclosure in the past 3-4 years
