More information about above. Income is $2000/month for work, $4470 for rental property. Is it possible to qualify for a loan?

Assuming all your other qualification are acceptable, you should have no problem.. try contacting a local mortgage broker and apply with them.. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Your lender will use only 75% of the gross rental income, so that reduces your annual income to about $64,000. Additional debt such as credit cards and auto loans will also impact your available mortgage payment limit. You may not qualify for a $525,000 loan.
