You will have a tough time getting a loan with no work history or credit history. Were you in school the prior two years leading up to the employment?

Look for a property that offers owner financing. Your 50% down payment will make up for no credit. I would personally sell you any house I own, under those terms, and finance it for up to 30 years. I have done this several times for properties here in Portland, Oregon.

As far as conforming loan products, there aren't any.. however there are options for you. Hard money lenders would have no problem lending to you if you have 50% down. The rate will be high as well as the fees, but there is a loan out there for you.. Try reaching out to a local mortgage broker and ask them for a Hard Money lender referral.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
