Hi Erick, When you presented your offer did you give a time frame that the offer was good for? On the flip side, if you're making an offer toward a property that is Lender, Fannie, Freddie owned or even a short sale, the time frame could be extended. The best person to ask, is your Realtor. Ask what he/she wrote on the offer and if nothing else, ask them to follow up. If I can answer any add'l questions, I'd be happy to help. Best wishes otherwise, Kimberly Lawson, Licensed Mortgage Loan Originator - Ohio only. Contact and licensing information can be found on my profile.

Typically your offer has a date on it that the seller must respond by, but this is kind of an artificial date because the seller doesn't necessarily have to respond if they don't like your offer. You may withdraw your offer after that date if you haven't heard back. Check the language in the contract in the terms of acceptance (or something similar) section.
Feb 4th 2014Your offer should have stated a date & time it would expire. If I may be of further help to you, please contact me at jfrost@usavingsbank.com . NMLS298280
Feb 4th 2014Hi Erick, The other posters are correct, there should be some mention of it in your offer. And if it's a short sale or lender owned it can be quite a while. I had a client that made an offer on a short sale, gave up after they didn't hear, made offers on other properties over the span of 8 months or so and then heard back from the initial offer 8 months later! Amazingly enough they had not found another property in that time and went ahead and bought it! I'm happy to help with the financing or just give you advice. Feb 4th 2014Hi Erick,Unless there is a time frame written in the purchase agreement, there is no time limitation for the seller to respond. You could contact your real estate agent and ask them to notify the listing agent (in writing) of a time limit on your offer.Thank YouMike Zuren440-953-0447 #15
