good chance of assistance through CHFA?

i'm in colorado and looking for down payment assistance programs. found out about CHFA. not sure of what requirements are but i'm hoping to do a 280k property and have 3%. is anyone here familiar/chfa approved lender? by suziriddick794844 from Wolcott, Colorado. Nov 4th 2014 Reply

You can try contacting CHFA directly and ask for a list of approved lenders.. this will save you a lot of time.. But according to their website, they have been out of funds since late October.. FHA requires 3% down, and conventional financing requires 5%.. There might be other programs out there that can help, so try reaching out to a local mortgage broker.. they should be familiar with any local down payment assistance programs.. We can certainly do CHFA as well as other down payment assistance programs. We have approval with other companies that may be a better option for you. We can do a CHFA loan and with 3% down you may want to see if you can qualify for the CHFA Advantage program that is 3% down with no mortgage insurance. Great program. If you are looking for down payment assistance you can also look at the 5% NHF grant that actually gives you 5% towards your 3.5% FHA down payment and a portion of your closing costs. i apreciate all the help but i need to clarify: CHFA is OUT of funds, but I can still get financed through them and use something like NHF for down payment/closing cost assistance? or are they two different things?

CHFA is only out of MCC, Mortgage Credit Certificate funds. They still do the $1,000 SmartStep Plus and the 3% down CHFA Advantage with no mortgage insurance. The NHF Platinum is a 5% grant that is given to you and the 5% covers the entire 3.5% down payment and anything left over goes towards closing costs. Just to clarify, CHFA and NHF are two separate programs and can't be used together. The CHFA SmartStep Plus is a FHA loan and the CHFA Advantage is a conventional loan. The NHF Platinum is an FHA program. We offer both options.
