do lenders ever issue pre-qualifications without an official credit check?

is that just for pre-approval

Yes, but it's not worth your time or energy. You need something more solid than that and your seller's agent will likely never let their seller accept an offer with a weak letter like that. Unfortuneately a pre-qualification or pre-approval is only as good as the loan officer you are working with. Typically a pre-qualification is just a starting point. Basically you tell the lender this is your income, assets, and credit score and the lender can give you an idea if you would qualify for a loan ASSUMING the information that you provided them was accurate and allowable under current loan program guidelines. For a pre-approval to be worth anything loan documents should be collected and credit pulled to verify the accuracy and allowability of income, assets, and credit.

lol. Joe's answer is the most accurate. It's a waste of their time, your time, a realtor's time, and anyone else that might get involved. Any lender not reviewing your credit, income documents, asset documents AND asking pointed questions and possibly getting other documents from you prior to issuing a pre-approval is doing you a disservice and you shouldn't want them to do it, even if one would. yes they do! Not a good idea, usually the same one quoting the 2.75% 30 year fixed right now as well.
