do evictions count against me on my mortgage application

had one 5 years ago almost exactly. credit is in fine shape at 723 though

no we don't care unless it ended up on a default judgment and you owe a collection agency an outstanding amount. If you are going to use FHA financing you will have to pay off that collection. But if you have no residual amount to pay you are good.

You may or may not have to pay off the collection. The eviction will not come up at all other than the collection issue. Please make sure that you speak with an experienced lender who will lay out various options and intelligently discuss the pros and cons of each with you. Your pre-approval should reflect in writing that all financial documents have been reviewed. This will make for less stress and potential issues during the process as well as make it more likely for a seller to accept your offer on the home you want.
