can we refinance our home with a credit score of 630?

Lender credit score requirements differ based on the type of loan product you have.. for most FHA lenders, the minimum is 640, although there are lenders out there who will go lower.. Conventional loans will usually want to see a minimum of 660 or above.. for HARP refinance transactions, you have to have stellar credit or it won't get approved.. The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Sure, There are lenders that will lend with a 630 score, but the real question is WHY is your score 630. A score of 640 gets you access to ALL of the FHA investors and access to the best pricing scenarios. Work with a local Mortgage Banker/Broker rather than one of the big banks or national mortgage factories. A seasoned, trained, licensed Mortgage Professional will be able to tell you what you can easily do to gain those few extra points you need. Yes, you will find a few lenders willing to work with a 630 credit score, but a score of 640 will allow you to work with ALL lenders. But remember, a 630 score is considered low, and just because you meet a lender score requirement does not a loan approval make.

You can certainly do an FHA refi with a 630 score but there are some other factors to consider with that. You should consult with a local mortgage broker to see what your options are.

I have just got a 611 credit score approved on a conventional loan with HARP guidelines so it might be easier than you think. It might be a good idea to contact your current lender and a local mortgage broker and see what options are available. Remember to compare interest rates, fees and the company reputation so you can make an educated decision.

YES you can do a refinance with a 630 credit score! Contact a local Broker and you can get it done even if you have less than a 640. However, DO NOT allow a lender to run your credit report unless they CONFIRM that they can do a refinance with that score. You don't want to have your credit run too many times.

Yes, but personally I would be improving my credit 1st, then buying a home. Unless it's a fluke thing, a credit score below 680 indicates that you could be boarding on serious financial problems.
