Can my wife do a streamline refinance on an FHA loan and add me on the loan when she has no income?

The mortgage was originally in my wife's name. This was mainly due to the fact that she had better credit than me. She has since stopped working and I am supporting the entire household. We are trying to refinance but we are told we can't do a normal streamline refinance because she has no income. We have been told we have to do a full qualifying refinance which requires us to use the higher mortgage insurance, where if we could streamline we could keep the same. There are some lenders who don't have income requirements on streamline refi's, and other lenders who will do a "Credit Qualifying" streamline.. in either case you would not be subject to the higher MI premiums since your original loan was initiated prior to May 2009.. Under FHA guidelines, no income verification is necessary, however every lender has their own set of rules above and beyond FHA.. it's those overlays that prohibit your scenario.. but as I've said.. there are lenders out there doing it.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Good Morning. There is an option for a credit-qualifying FHA streamline without an appraisal. This would likely be the best of both worlds for you, because you can add a borrower to the loan, and you wife does not have to be employed. You would qualify for a "FHA Credit Qualifying Streamline Refinance" If all the variables are in place, you should not have any problems.

I should also point out to everyone that if I do a qualifying FHA refinance do I not have to take the new higher mortgage insurance rates? That is what I've been told. Currently we are on a lower rate and our house was purchased back in 2007.

Have you looked into whether or not you (personally) would qualify for a conventional conforming loan rather than stay in FHA at this point?

According to the FHA rules -- there is no income or employment verification required for doing a streamline. Since your loan was done in 2007 -- your wife qualifies for the reduced rate MI schedule. According to 4155.1 6.C.3.c, Individuals may be added to the title on a streamline refinance without a creditworthiness review. Also, according to FHA Mortgagee Letter 12-4 "For all Forward Streamline Refinance transactions that are refinancing existing FHA loans that were endorsed on or before May 31, 2009, the UFMIP will decrease from 1 percent to 0.01 percent of the base loan amount. (Streamline Refinance transactions that are refinancing FHA loans endorsed on or before May 31, 2009, the Annual MIP will be 55 bps, regardless of the base loan amount.) The endorsement date is on the Case Query screen in FHA Connection. This change is effective for case numbers assigned on or after June 11, 2012." Since your loan was done in 2007 -- your wife qualifies for the reduced rate MI schedule. Mortgagee letter 13-4 says, "The increases in the annual MIP specified in this ML apply to all mortgages insured under FHA's Single Family Mortgage Insurance Programs except:? Streamline refinance transactions of existing FHA loans that were endorsed on or before May 31, 2009 (see ML 2012-04)"I would suggest contacting Local Licensed Mortgage brokers and asking them if they do "non-overlay" FHA Streamline loans. I am sure there are a couple there that do such. You might start with Ron Aguiler who is there in UT and seems to know what he is talking about.
