Yes, but No.. each lender has different guidelines regarding folks who did loan modifications.. typically, if you had any principal reduction through your modification, then you'll have a hard time finding anyone to do a cash out refi.. if the only modification was to the interest rate or the term, and at least 2 years has passed, you might find a lender.. ..
