Can I get a conv with only 15% down?

Yes you would have mortgage insurance on the 5%.

Conventional loans that conform to Agency guidelines (Fannie and Freddie loans) require as little as 3% down for first time home buyers and 5% for a primary residence. Second homes and investment property loans require 10% and 20% respectively. Loans with less the 20% down require Mortgage Insurance. For Jumbo Conventional loans, we have a product that only requires 10.01% down and there is NO mortgage insurance required.
