The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Best move for you would be to get quotes from 3 of these brokers and you will be able to choose the most favorable terms.

It sounds like you could benefit from a HARP refinance. To find a qualified Mortgage Professional in your area, check out The National Association of Mortgage Professionals at www.NAMB.org. To find one that serves your area, click the "Find a NAMB Broker" tab and select your state. Members adhere to a strict Code of Ethics which benefits the consumer. ~ Bert Carpenter, is a Certified Residential Mortgage Specialist and leads the LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com 888-889-9950

Most lenders are going to have certain restrictions on the HARP program so I would recommend shopping it out with a small brokerage company. If you would like a second opinion on your HARP loan give me a call.
