Are stated income loans available?

I'm selfemployed. Cannot seem to find stated income mortgage programs around me. Maybe i'm not looking hard enough. I have good credit and steady work and income as a small scale contractor. Hope I can get some advice as a self employed m,ortgage candidate

Stated income, no doc, and other related loans were the first casualties of the housing collapse. Both from new government regulations forcing lenders to prove income, and from a no appetite for the product anymore from lenders. You can find them for investment properties, and you may find them from non-traditional lenders and hard money lenders with higher rates, and big down payments. Unfortunately this WAS a good product for some people, but it was highly abused. Talk to a local mortgage professional - maybe your provable income will qualify. www.Minneapolis-Mortgage.net

They are very hard to find in todays' market, if you can find them at all.

The only stated income loans available in today's highly regulated environment are commercial loans. Since you are self employed with good credit I expect you would be eligible. Please contact me and I can go into more detail. Thanks! Charlie Sparks, 505-350-3745. MLO# 195031

Stated loans are available for "business purposes", which include rental properties. A 2 to 4 unit property could qualify, since 50% or more of the loan proceeds are used for "business purposes". All 5-unit and up properties qualify for commercial stated income loans. Call me at 503-620-2239, for more information.
