Jeff, from what you described, you are can certainly qualify for an FHA loan. Freedom Mortgage is a direct lender of FHA mortgages and our process is simple. Please send me an email at adennie@fmbranch.com and I will work to get an APPROVAL in your hands today. Thanks.

yes ..you should be able to asuming 1) the loan your parents have is not a FHA loan and 2) you can qualify with their payment being factored into your qualifying ratios Dave SKow Guild Mortgage 206 714 9745dskow@guildmortgage.net

Actually, you only need to show cancelled checks from them for the last 12 months showing that they have been making the mortgage payment on their own. You do not have to qualify with their payment being factored in.Scott LawsonPacific Union Financial LLC707-763-7900

Hi Jeff,When your parents purchased were you a "non-Occupied Co-Borrower"? If so, you would need to show that your parents have made the payments, provide copies of cancelled checks, and you would need to show that you have not lived in the home with them and that you have paid for your own rent and living expenses. Let me know if you would like to talk.Thank you,
