Hey Jimmy. That's a good question. 695 is a 2 - 3 tier which is still considered good. There are a ton of determining factors that create the rates, but you're looking anywhere from a 2.5% Interest Only to upwards of a 5% with little money down and no PMI.If you check out my site at www.demir.la you can see live rates based on your credit score and can find out how much you can afford. Jimmy, that is probably the most popular question on this site! The truth is that there are a lot of variables that go into pricing out a loan. Even a rate calculator usually won't be able to provide the most accurate answer, which quite frankly is one of the reason us direct lenders and brokers still exist. Loan to value, debt to income ratio, and your mid fico score are the most importantaspects to qualifying you, and determining the best rate a lender can give you.The amount of liquid reserves you have can be a big help.One strong attribute can help balance a weaker part of the first three factors I pointed out, though lenders only allow you to go so high in debt to income ratio. Reserves can help strengthen your qualifying for the loan. Holding a certain amount of equity in your home can help you get a much better rate with the good but not great score of 695. You normally find different pricing for 740 up vs 720-739 vs. 700-719 vs 680-699.

Since very loan is different, there is not way to quote you based on the limited info you provided.. Loan amount, property type, property zip code, credit deficiencies, income and debt ratios, etc.. all these are considered and aid in calculating the qualifying rate for borrowers, and without the details, it's impossible to say .. Also, the laws are very specific about quoting rates, and for that reason, any qualified loan originator would never quote based on an internet post, and anyone that does is probably not someone you would want to use, plus you would only be setting yourself up for disappointment.. do yourself a favor and contact a LOCAL mortgage broker and apply with them. Once they see your complete loan scenario, they will be able to quote you exactly what you would qualify for.. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
