Depends on Fico, Loan Amount, Lender, How you handle closing costs,etc. There is no 'going' rate per se. Shop around. Get quotes from lots of places.

Rates are really good right now.. in fact they are near a 30 year low.. but much more info is needed to answer your question, and in all reality,,, unless you actually apply, no one can say for sure.. What are the credit scores of all the borrowers.. Loan pricing is based on the LOWEST MID score of ALL borrowers.. the higher the score the lower the rate.. How much are you looking to finance? Larger loan amounts have better loan pricing.. What property type? Single Family Home? Condo? Manufactured home? Multi-housing? (duplex, triplex 4plex).. each one of these property types have different loan pricing.. I could go on, but I think you get it by now.. without all the info, it's impossible to quote you... The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
