Rates for an investment property should run about .25-.50% higher than owner occupied rates. Credit score, downpayment, and property type (single, 2 fam, and 3-4 units) are several of the determining factors. Rates are higher for investment property due to risk. Rates are generally .5 of a point higher than a primary residence...

Investment property financing requires 15% down, but ideally, 25% - 30% is priced much better.. Rates will always be higher on investment properties since they pose a greater risk for the lender.. folks will fight tooth and nail to stay in their home, but if they have an investment property that goes bad for some reason, it's easier for a borrower to let that go than their primary residence.. Pretty good info already provided. Bottom line, investor loans have much more risk than owner occupied so the rate is higher. However, a larger downpayment definitely brings the rate down. There are lots of variables that affect rate.

Hello Rates will vary greatly based on score and debt and income levels but also on the property type for Investment wether it is a SFR investment and a 2 unit or 3 unit and or 4 unit. Also will need alot of assets in the bank after the fact of closing. Also varies on state so need a lot more info than just generic to quote rates and fees and such.
