You should be able to start the loan process; student are allowed to use transcripts for "job" history.

As a "Marinite" I was surprised to see another question from a Woodacre resident in a short period of time! It looks like you received some answers to your question already, but if you could use a qualifying professional for comparison with both the lowest rates and knowledge level of lending and a knowledge of real estate in Marin County, I would be delighted to be that person! Same here...less than 2 years employment can go with credit as a full time student. We also fund programs ourselves, providing down payment and sometimes even closing costs, assistance.

More info needed, but in general, if you are working in your field of study, then your student transcripts / Diploma will suffice to meet the 2 year job minimum.. Also, if you have been at your job for more than a year, but less than 2, even if you're not working in your field of study, you still might be able to get a loan.. The only way to know for sure would be to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
