First time home buyer...

Absolutely! First-time homebuyers are considred "first time" if they have not owned in a home in the last THREE years. And yes there are First-time homebuyer programs out there. Yes you would be if you are not on the loan and he does not still own it. There are loan programs for first time homebuyers, but there are also some great home loan programs even if you are not. For instance (if you qualify) in Colorado you can get a 4% grant that never has to be paid back. Or there is a 5% silent 2nd mortgage that has no monthly payments and that 5% is put towards your FHA 3.5% down payment and the remaining amount towards closing costs. There is even a 1% down payment program for conventional loans where we can roll in the closing costs into the rate. As you can see there are a lot of options available depending on what you qualify for. Hi Imx33954859,Yes you still qualify. The good news here is Lake City CO is an area that is eligible for the no money down USDA mortgage! One of the best things about the USDA program is the monthly mortgage insurance is substantially cheaper than FHA or conventional options. For example: On an FHA loan of $150,000, the MMI (monthly mortgage insurance) would add $106.25 to your monthly payment but on a USDA mortgage it would only add $43.75! Brenda is correct about the definition of a first time homebuyer and John is correct about that area being eligible for a USDA loan. However, there is still a 1% USDA fee at closing. I pay that for most of my clients while still offering the most competitive rates because I'm a wholesale mortgage company and have the flexibility to do so. The short answer is that if you have not owned a home in the past 3 years, then you are considered a "First time home buyer".. as far as special programs.. i'm sure there are.. your local real estate agent or better yet.. a local mortgage professional will be most familiar with the local grant and down payment assistance programs designed to assist FTHB's purchase. Stay away from the big box banks... try reaching out the the local mortgage banks or mortgage brokers.. they only do mortgages..
